What Is An EICR?

EICR is an Electrical Installation Condition Report. This formal document is produced after an in-depth inspection has been completed of a property’s electrical installation and system.

For an EICR to be valid, it must be completed by a qualified electrician – at Maintenance Hive our team is trained and accredited to complete the inspection and issue the report.

What To Expect From An EICR?

During an EICR inspection, our team assesses the electrical systems throughout your home. A trained electrician is looking for fire hazards, shock hazards, serious wear, and tear and overloading.

Using our up-to-date knowledge of the current legal regulations and health and safety issues, we look closely at the fixed electrical installation and the consumer unit, also known as the fuse board. Appliances in the home are not checked – so we do not look at your washing machine or fridge etc.

With the inspection completed, an EICR document is valid for 5 years. Any findings are written on the report, and any recommended repairs will also be mentioned in the document.

Who needs An EICR?

Most homes would benefit from an electrical inspection every 5 years or a change of tenancy. This will ensure that the electrical system is being maintained and any faults spotted before they become a dangerous issue. Some insurances ask for copies of a report, and some buyers will want one when you sell your home.

Landlords who rent out property or part of a property, and anyone who lets their home occasionally as a holiday home is required to have an EICR check. You would be legally responsible to keep tenants safe and an electrical safety inspection will prove that you have had a professional check the system and found everything to be legally compliant.

Look after your property and those who live in it by having an EICR inspection completed soon. Our team is available at times that are convenient for you. If you are worried about any of the electrics in your home, let us know your concerns and we can offer you peace of mind by checking everything for you.
